A thorough, independent inventory report is a binding, legal agreement and is essential in helping to prevent misunderstandings and possibly court action at the end of a tenancy. Our inventory services provide documentary evidence of the condition of a rental property at the start of a tenancy, mid-term and at the end of the tenancy.

Full Inventory Report / Schedule of Condition / Check in
Our inventory reports are detailed, precise and accurate. The condition of all fixtures, fittings, decor, furnishings and soft furnishings are detailed on a room by room basis and all photographs are date/time stamped. The state of the outside of the property and any areas designated for sole use of the tenant will also be documented. At the time of occupation, we will walk through the property with the new tenants, check all smoke alarms are working, hand over their keys and they will digitally sign the inventory / check in report.
At the end of the tenancy, we will attend the property to carry out a Check Out to give a comparison with the original inventory since the beginning of the tenancy. A Check Out report will be produced giving condition details, number of keys returned and a final reading of the meters will be taken.
